The Encore

The Encore is a large complex located on the North end of the Pearl District at 949 NW Overton.   This 16 story building was built as a wide arc, giving each condominium a little more dramatic floor plans.  Concave or convex banks of floor-to-ceiling windows and a wider footprint for each condo place these homes in a caliber above the rectangular “boxcar” loft.

Hood or the West Hills. 

Planned and Present Amenities

The Encore has a nice entrance and the absence of a concierge is part of the developer’s desire to keep HOA costs down.  On the third floor you’ll find the building meeting room and a gym that has the full gambit of nautilus style weightlifting equipment and a couple of cardio machines. 

On the NW side of the building, the developer has deeded a good portion of land to the city for a city park, which should create a fairly large amount of green space when you add the adjacent Tanner Springs Park to the total amount. 

The Pearl 2.0

Across Naito/Front Street from the Encore is the Centennial Mills building which is slated for remodel, turning the derelict building into a market (somewhat akin to the Saturday Market) and retail space.  Beyond Centennial Mills, of course, is the Willamette River.  There is a plan in the works to create a sky bridge over the railroad tracks and Front Street connecting the Encore and Centennial Mills, but nothing has been set in stone yet.

Trains Should Be Seen but Not Heard

Already in the works, though, is the proposed quiet zone for trains.  The Encore’s developers have kicked in money to partner with the city in an effort to create a no-whistle zone for the trains.  In order to do this, several of the RR crossings in the area will have to be altered in order to make them impassable when the guard is down. 

The Encore is a lovely building and well worth a look.  If you would like view a condo or two, I would be happy to arrange a showing.
